K2 completes phase 2 of ColArt office fit-out

K2 have project managed the transformation of this exacting fit-out of an existing industrial unit in West London into a high specification headquarters building.

The client, art materials company, ColArt International Holding Ltd, specialises in meeting the creative colouring needs of artists, children and crafters and consequently much importance has been given to satisfying their requirements for specific attention to detail.

The purpose-built accommodation comprising of 25,000 sq. ft. was transformed into a multi-use space that was more than just an office.

K2 provided Project Management, Cost Management, Management Consultancy, Project Planning and Design co-ordination services.

ColArt now has an art gallery, hospitality area, product shelving area, open office space, an archive room storing precious artwork and a state of the art pod providing housing for office equipment, water station and wardrobe. It also has a research laboratory which is used for the development of new pigments and manufacturing technology and consequently new innovative products.

The office has a number of conference rooms which accommodate meetings of various sizes. Because of the artistic nature of the company, there are many ‘artsy’ elements throughout the office like wall graphics, colourful accents, and of course an art gallery that displays work from local artists.

911 new homes at Gilden Way, Harlow

K2 Consultancy are currently providing project management for a development of 911 homes, being delivered by Persimmons Homes, Taylor Wimpey East London and Barratt David Wilson North London.

New Operating Theatre for Royal Surrey County Hospital

K2 Consultancy has successfully delivered a new Operating Theatre on behalf of Royal Surrey County Hospital NHS Trust. This new facility represents an investment of approximately £4.5m on behalf of the Trust. 

 

On Friday 1 July, the operating theatre was officially opened by RT Hon Anne Milton, Conservative MP of Guildford.  A key fact mentioned during the presentation was that since the handover in April, 320 operations have taken place in the new theatre.

K2 provided Project Management to manage project design and delivery from concept through to operational readiness. The new theatre was handed over to the users a day ahead of schedule and well within the approved business case sum of £4.635m.  The team coordinated and worked, collaboratively with multiple stakeholders and to NHS standard processes and procedures to ensure project compliance. 
  
The scheme includes the addition of a Lamina Flow theatre, anaesthetic room, scrub space, dirty utility and prep room and an increase to the recovery area to provide 16 new bed spaces.  There is also additional storage space and a refurbished male changing room.

London's Penhaligon's opens in California

K2 are delighted to have delivered the recently opened Penhaligon’s luxury retail store at Stanford Shopping Center in Palo Alto, California.

K2 provided full project and cost management services and were responsible for interviewing and appointing the local professional team, managing the design, landlord approval and contractor appointments, procuring materials from European/US suppliers and coordinating their delivery, and finally providing onsite management in the days leading up to and including the grand opening.

Founded over 140 years ago, with several prestigious Royal Warrants to its name, this beautiful new store embodies Penhaligon’s rich British Heritage. It has bespoke patterned tiled floors, wooden panelling with unique integrated light fittings -all give the boutique a distinctly feel. 

Phase 2 completed at North Downs Specialist Referrals, Surrey

K2  is pleased to have completed the refurbishment and remodelling at the North Downs Specialist Referrals, Surrey -  an internationally acknowledged centre of excellence for Specialist Veterinary Care in the UK and Europe.

The project involved fitting out a light industrial unit to accommodate a clinical environment for specialist veterinary referrals. This included the provision of a new radiotherapy area, instrument care, brachytherapy, cattery, canine ward, recovery and high dependency along with reconfiguration of the existing facility with an improved environment for theatre prep, consulting rooms and procedural rooms.

 

K2 were appointed as client representative, project managers and cost consultants on stage 1 of this project with overall responsibility for the design, procurement and delivery. 
Having obtained planning permission for the scheme, works commenced early January 2013 and was completed on time in July 2013.

K2 had to work closely with a range of clinical disciplines to deliver a high specification unit, recognising the complexities and diversity of procedures that would be undertaken in the new development. Ensuring the detailed specification for each area was rigorously adhered to was critical to the successful outcome of the project. 

In April 2016, K2 were again appointed in the same capacity to deliver an additional recovery kennels unit within a 5-week on-site programme.

Jardine Motors Group expands its porsche representation in London

Jardine Motors Group will be investing further in its Porsche representation in the London region with the successful completion of a tender to add a new Porsche Centre in Sidcup to its portfolio. Upon completion in 2017, the new Porsche Centre South London will bring the total number of Porsche Centres in the UK and Ireland network to 37.

The addition of Porsche Centre South London will increase Jardine Motors Group's Porsche representation to four locations, alongside its existing Porsche Centres in Cambridge, Colchester and East London.

This project is one of a suite of projects for the Jardine Motors Group for which K2 have been engaged to provide project and commercial management services.

The Sidcup Porsche project will be a new build development on the site of an existing car dealership – Lancaster Jaguar.  The existing dealership will close on 1 July 2016 at which time the existing building will be demolished.    

Currently, the design team is appointed and the project is targeting a planning application date of 23 May 2016. 

To achieve this, K2 have procured for Jardine’s a range of consultants including ecology, transport, arboriculture, archaeology and landscape.  In addition to inform the design a CCTV drainage survey and geo technical study are taking place. 

The completion date is forecast to be July 2017.

Key milestone reached as first modules are delivered for installation at student accommodation in Coventry

Sherbourne House student accommodation development in Coventry, reached a key milestone this week, with the arrival on site of the first modular units being used in the scheme. The modules have been constructed off site and are delivered and installed as complete units including all finishes, fittings and furniture.

This modular five storey student building is an extension of the current student accommodation.  A total of 145 modules, some of which feature oriel windows, are being delivered and installed.  These include studio bedrooms, accessible studio bedrooms, stair cores, lobby, reception areas, a common room, plant room and laundry room.

K2 Consultancy and K2 Rider Hunt are providing project management and cost consultancy services respectively, working with our client from initial concept design through to completion. This has included to date overseeing design development, planning permission award and procurement of the construction works to the current construction phase. The works are progressing under the JCT Design and Build form of contract.

 Richard Mould, Associate at K2 Rider Hunt commented: 

"We chose this method as our client had a very tight programme to achieve the desired completion date in time for the student intake in September 2016.  Modular construction is typically a quicker method compared to a traditional method of construction on site and, therefore, it was considered that modular construction offered the best opportunity to achieve the preferred completion date. In addition, the design of the scheme lent itself to a modular construction."

We asked Richard a few more questions about the modular schemes for Student Accommodation:

Do you think this is the way forward for future student accommodation schemes in terms of cost efficiency and timing?  

"Modular construction is a more expensive method of construction. However, in the current market, the cost differential between modular and traditional construction has reduced and therefore currently modular construction may offer a viable alternative for client’s looking to achieve programme savings. However, there are other factors, for example, design limitations, that need to be considered when advising on the proposed method of construction."

Would we recommend this to other clients and other schemes? 

"In the right circumstances modular construction can provide programme benefits to a client, however, this needs to be considered alongside the project design and target costs. In the current market conditions, it is a method of construction that is worth considering." 

Sherbourne House is conveniently located for students at Coventry University with the campus only a 15-minute walk away. Completion of the extension is due by September 2016.

Each room module has been carefully designed by Fraser Brown MacKenna Architects and Elements Europe under the Main Contractor, J R Pickstock, ensuring that the design is aesthetically pleasing yet affordable. 

Penhaligon’s Wall Bay – London City Airport.

This is our first project working with Penhaligon’s wholesale team, with further airport installations taking place in Luton and Heathrow terminals 4 and 5.

New Development at 350 Basingstoke Road, Reading

K2 Consultancy  are pleased to deliver the multi-million redevelopment at 350 Basingstoke Road, Reading – a prime food and leisure development due to open early 2016.

Janson’s Property purchased the freehold interest of this site and undertook the development. The scheme is funded by Jansons in partnership with William Pears Group.

We acted on behalf of Janson Property provided Development Management, Project Management, Cost Consultancy, Employers Agent and CDM Coordinator

Our involvement commenced just as the site had been acquired after which we engaged with agents and potential occupiers before concluding an optimum site arrangement for Aldi, a discount supermarket chain, Green King pub/family restaurant and Pure Gym in two purpose built buildings.

K2 led the process and managed the development and completion of the commercial elements including obtaining planning permission, design, procurement and construction process, all consultant and contractors, reporting to Jansons Development Director. Our input extended to the legal agreements, Heads of Terms and Agreement for Lease as well as arrangements for the investment sale including the Development Agreement.

We ensured successful project delivery and maximised return. By adopting a cost-focused design process and implementing a robust commercial approach, the buildings were successfully fully let prior to demolition commencing of the previous office buildings.

Site Visit to Unite

Working with the Unite Group, the leading developer and manager of student accommodation in the UK, K2 Consultancy have been appointed as Project Manager, Cost Consultant & Employer’s Agent for a landmark 1001 bedroom scheme which also incorporates a coach park in Stratford City, East London. The project will provide stunning views over the Olympic Park, offering a high standard accommodation to UK and International students studying in London.

The Building is a concrete frame structure overcladd with a precast concrete cladding panel which includes cast in brick slips and feature projecting windows. The bedrooms are being constructed traditionally but with off site manufactured bathroom pods from the UK. The Entrance into the building will be impressive with a two storey high space, sweeping stair case and glass lift which will lead to a mezzanine area offering various different zones for student study, socialising and games areas. The whole project is being built to a new Unite Specification which not only reduces the overall costs but also increases the quality of the rooms and common areas.

The Project team includes BDP, HCD Architects, Applied Energy, MPN Structural Engineers and is being constructed by the construction arm of Westfield Shopping Centres.

Last week, K2 staff went to visit the construction site and were pleased to see how well it was coming along. K2 Welcomes Jesse Levine, Canadian Tennis pro to England!

Who would have thought a Project Management Consultancy firm next to Gatwick Airport would have ties to a professional Canadian Tennis player, who played center court at Wimbledon this past June 2013.

Jesse Levine, 26 year old Canadian native tennis guru was born and raised in Ottawa, Ontario the same city in Canada where Gillian, our newly appointed Marketing Manager’s family derives from. Both Jesse and Gillian met one another as infants and being born only months apart, they quickly became close friends.
When Jesse was 14 years old, his family made the tough decision to move to Boca Raton, Florida due primarily to his younger brother’s illness but ended up reaping huge rewards for Jesse’s tennis career.

While Jesse was visiting London to prepare for Wimbledon this past month, our Marketing Manager, and old friend of Levine’s sat down with the tennis pro to ask him a few questions. Jesse describes his feelings after his parents told him they were moving to Florida, a far distance from the capital of Canada. “I was nervous when we decided to move. It had nothing to do with my tennis it was because of my younger brother’s health. He was diagnosed with ulcerative colitis and it ended up being positive for my tennis career and for my brother especially”.

After settling in the Sunshine coast, Jesse enrolled in the University of Florida and began playing for the Florida Gators Men’s Tennis team. “I had an unbelievable season”, Jesse explains but goes on, “in order to take tennis to the next level, I had to keep playing guys at the top level. College tennis is amazing, but I felt my game was ready”. Jesse was right. His performance and ability was way above average and once pro, he represented the United States from 2007 to 2012. However, with his dual citizenship Jesse recently decided to re-establish his national affiliation with Canada and support the country he was born into. “I always felt Canadian at heart since I was born there and lived there till I was 14. The decision was not too difficult as I wanted the opportunity to place Davis Cup and the Olympics for Canada one day”.

Back in 2005, Jesse won the Wimbledon boys' doubles championship with his doubles partner and a few years later, while representing the United States on tour, he accomplished his most substantial victory. In June 2009 Jesse defeated World No. 24 at the time (and former World No. 1) Marat Safin at Wimbledon. This was a huge triumph for Levine and was yet another milestone to add to his budding career. To date, the highest rank Jesse’s been awarded in his tennis profession is 69 in the world playing singles, October 1st 2012. “When you make the top 100, it really changes everything. And I feel like I'm just on the other side, knocking."

Jesse has played some impressive matches and has also displayed his remarkable skills at the Australian open, French Open, US open, Queens and Wimbledon. He’s already achieved so much at 26, and still has a bright and promising future ahead of him. It's not easy being a young, athlete balancing pressures and demands of sporting competitions along with educational stresses. But Jesse has handled himself professionally as a skilled tennis player, a hard working student, and a compassionate, friend, son and brother.  K2 Consultancy wishes him all the best in his future matches.
